Will this affect my credit score?

No. The pre-approval through Fairway is a soft credit pull — it doesn't show up on the inquiries that affect your score. A hard pull only happens later if you decide to move forward with a full application.

Do I need to own land already?

No. We offer land + home packages — the lot purchase and the build are financed together in the same construction-to-permanent loan. If you already own land, that works too; your existing land equity can count toward your financing qualification.

What states do you finance in?

We build and finance in Texas, Arkansas, Oklahoma, and Louisiana only. If your build is outside these four states, we're not the right fit right now.

How long does pre-approval take?

The soft-pull pre-approval itself usually finishes the same day. Full underwriting takes longer, but you'll have a clear picture of what you qualify for within 24 hours of submitting.

What happens after I submit the form?

You're handed off directly to Fairway's secure pre-approval page. Your build details come to us so we can prep accurate pricing for the conversation that follows.

Is Saddlebrooke the lender?

No — we're the builder. Financing is handled by Fairway Independent Mortgage Corporation, an independent lender we partner with because they understand construction-to-permanent loans inside and out.
